TO BE SOLD BY AUCTION,

At the Fox Inn, Leafield, on Monday, 10th of October, 1870, at Four o'clock P.M.-All that PIECE or PARCEL of Valuable FREEHOLD LAND as situate on Crawley Ridings and near to Leafield, containing by admeasurement 2a. 2r. 0p., and numbered 13 on the Crawley Inclosure Map, now in the occupation of Mr. C. Pratley ; bounded on the east by Blindwell Coppice, and west by the occupation road leading from Crawley to Leafield ; on the north by the lands of Mr. R. Willett, and on the south by lands belonging to Mr. Emmanuel Pratley.

Free from Land Tax and other outgoings.

PRATLEY Emanuel 05/05/1877 The Will with a Codicil of Emanuel Pratley late of Leafield in the County of Oxford woodman who died 10/03/1877 at Leafield was proved at the Principal Registry by George Pratley of Leafield labourer the Son and Jason Eeles of Swinbrook in the said County woodman the Executors. Effects under £20.  
Full Will:

This is the last Will and Testament of me Emanuel Pratley of the Parish of Leafield in the County of Oxfordshire Woodman After payment of all my just debts funeral expenses and testamentary expenses I give bequeath and devise unto my son George the cottage and garden which I now live in I also give to my son George all my live and dead stock and all my agricultural impliments I also give to my son George all that piece or parcel of freehold land situate in the Parish of Crawley with barn and outbuildings thereon in the said County of Oxfordshire containing two acres and one half I also give to my son George my freehold garden ajoing Charles Pratley's situate in the Parish of Leafield in the said County of Oxfordshire also that other piece of freehold land situate in the Parish of Crawley in the said County of Oxfordshire I give to be equally divided unto my sons and daughters namely Jesse and Joseph and Keziah Eeles now the wife of Jason Eeles also Eliza Williams now the wife of George Williams I also give to my son George all my linen and household furniture excepting one flock bed and one bedstead which I give to my son Jessey Also that hovel and garden adjoining George Thorn's in the Parish of Leafield in the said County of Oxfordshire I give unto my son Joseph I also bequeth unto my grandson William Alfred Pratley the sum of twenty pounds for my son George to give him out of that piece of land upon his attaining the age of twenty one years and if he should depart this life before attaining the age of twenty one years then in that case the said twenty pounds so to go back to my son George I also bequeath to my grand son Frederick Pratley and my grand daughter Emily Pratley the sum of ten pounds each upon their respectively attaining the age of twenty one years to come out of that piece of land which I gave to my sons & daughters and in case one or the other should depart this life before attaining the age of twenty one years then in that case his or hers share shall go back to my sons and daughters and in case both should depart this life before attaining the age of twenty one years then in that case the said legacy is to go back to my sons and daughters I also appoint my son George Pratley and my son ing law Jason Eeles Executors of this my last Will and Testament In witness whereof I the said testator have hereunto set my hand to this paper writing contained in one sheet of paper as and for my last Will and Testament this twenty fifth day of May in the year of our Lord one thousand eight hundred and seventy - Emanuel Pratley - Signed published and declared by the testator as and for his last Will and Testament who in our presence and in the presence of each other we have subscribed our names as witnesses thereto - Witnesses} John Clifton, Woodman - Charles Pratley, Woodman.

Codicil to the Will of Emanuel Pratley dated May 25th 1870 I wish to make changes in that Will with regard to the Lower Ground to my daughter Betsy and some other matters as given below

1. I wish Betsy to take her equal part with my other children

2. I wish the Lower Ground to be sold and all my just debts and other expenses to be paid out of the proceeds of the sale

3. My grandsons William Alfred and Henry's two children are to receive five pounds sterling a piece the remainder to be equally divided between Keziah Jesse Joseph Eliza and Betsy

4. The mortgage is to go upon the Barn Ground which I give to George - Emanuel Pratley - (LS) - Signed sealed and delivered by the testator Emanuel Pratley in presence of the two witnesses named below who in his presence and in the presence of each other have hereto affixed their names on this fifth day of March one thousand eight hundred and seventy seven - Witnesses, Thomas William Lee M.A. Vicar of Leafield - Frederick Thomas Maisey, Surgeon Charlbury

Proved at London with a Codicil 5th May 1877 by the oaths of George Pratley the son and Jason Eeles the Executors to whom Admon was granted
